The big-group vacation home checklist
Family reunion, milestone birthday or a crew of old friends: here’s what makes a vacation home work when everyone’s coming.

A great group trip comes down to one thing: a home that gives everyone room to be together and room to be apart. Before you book, run through this list.
1. Count beds, not just bedrooms
“Sleeps 10” can mean very different things. Ask for the bed setup in each room. Couples want their own kings or queens, and kids are often happiest in a bunk room together.
2. Check the bathroom ratio
Mornings go smoother with roughly one bathroom for every two or three guests. A half bath near the pool or living area helps more than you’d think.
3. Look for a real gathering kitchen
Group trips run on shared meals. An island, a big dining table, a grill and plenty of glassware make cooking for 10 feel like part of the fun.
4. Plan for downtime and play
The best group homes have more than one place to hang out: a pool, a game room, a deck, a firepit. When some people want to nap and others want a pickleball rematch, everyone wins.
5. Read the house rules together
Share the owner’s rules with your group before you book: maximum occupancy, minimum renter age, pets, smoking and noise. Booking within the rules keeps the trip easy for everyone.
6. Ask about safety for little ones
Traveling with kids? Ask whether the pool is fenced, how many stairs there are, and whether a travel crib is available.
